To say that 2021–2022 has been a challenging time for Nashville-area home buyers would be an understatement. With intense buying pressure, escalating prices, limited inventory, and climbing interest rates, simply getting a home under contract can feel like a major victory. Some buyers have felt pressure to waive inspection contingencies, or to buy “as-is,” just to stay competitive.
My concern is that buyers may later regret a purchase made without a thorough look, once hidden problems surface. A walk-through consultation is an alternative service well suited to this market.
What is a walk-through consultation?
A “walk and talk” consultation is a meeting with an experienced inspector at the property for an abbreviated visual inspection. Findings are reported directly to the client or their agent, and it typically takes about an hour for a standard home. The format can be customized — if the foundation is your primary worry, we can emphasize that, or focus on the systems with the highest failure rates and most expensive repairs.
Is this a pass-fail inspection?
“Pass-fail” mischaracterizes the service. Our role is to gather information, not to make the decision for you. That phrase describes how a client might use the results, not the type of inspection.
Will I receive a written report?
Findings are delivered verbally to the client or agent. With permission, you’re welcome to photograph items, take notes, or record the overview.
When is the right time for one?
A consultation works at any stage, though most happen before making an offer. We’ve conducted them during showings and open houses — timing depends on the seller’s flexibility.
Is this a replacement for a home inspection?
Definitively not. A consultation should precede a traditional home inspection after closing. The consultation flags major red-flag issues; the full inspection addresses the less severe items that still deserve attention. Catching problems early keeps them manageable.
What does it cost?
Most consultations are $250 and take about an hour. Additional time can be scheduled at $150 per hour if needed.
